No. Their logins are free on both plans, and they don't count against your user seats — otherwise nobody would give them access, which is the part that makes this work.

Show them your recruiting QR code. In SubSub, press Add, then Subcontractor, and tap They're here with you? — or open Account, then Branding, where the code sits above your application form. They scan it with their phone camera, fill in their own company details, trades and documents, and land on your roster for you to review, with nothing typed off a business card. The recruiting code is part of Scale; on Basic, invite them by email instead.

Anyone on your side: admins and project managers. Basic includes one, Scale is unlimited. Subcontractor logins are separate and always free.

You'll be asked to upgrade at the moment you try to add the fourth. Decline and nothing changes — you keep your three and carry on.

Property managers, portfolio managers and building owners pay one price, billed monthly: $99 a month until their buildings hold more than 80 units. Past 80, Scale is $1.25 per occupied unit a month, never less than $99, plus a one-time setup fee: $250 for up to 250 units, $500 for 251–500, $1,000 for 501–1,000 and $2,000 above 1,000. Only occupied units count, and you enter that number on each building.

Yes, on every plan. Either side can raise one against an accepted work order, and it counts toward the revised value once accepted. They're not counted as jobs.

Yes, on Scale. Ask for a lien waiver against each payment — partial or final, conditional or unconditional — and the payment waits until it is signed, or until you record why you paid without it. Your subcontractor signs it in SubSub; in the twelve states that set the wording in law, they sign that state's own form and upload it. Anyone they name below them, like a supply house, is asked for theirs too, and you see whether the chain is clear and through which date.

Nothing on the first $50,000 you send through SubSub. After that, 0.5% of each payment, and never more than $500 on any one payment. It is added to what you pay, not taken from it, so your subcontractor receives the full amount. Payments you make another way and record in SubSub, like a check, carry no fee. Paying subcontractors through SubSub is part of Scale and is coming soon.

2,500 a month, shared across your account — work orders, invites and updates to tenants. If you go over, texts keep going and are charged automatically on the 1st: $50 for every 5,000 sent that month, or part of 5,000 — so 7,000 texts is $100, 12,000 is $150. You can turn text messages off at any time in Account, and emails still go out. Emergency call-outs are always texted.

Yes, and nothing is re-entered. Your subs, documents, jobs and work orders carry straight over the moment you switch.

On Basic you can create five jobs per calendar month, each with as many trades and work orders as it needs. It resets on the 1st. Scale removes the cap.

On Basic your subs sign in through SubSub. On Scale they sign in at yourcompany.subsub.work with your logo on the page and on every work order — it reads as your system rather than a tool you bought.
